RENTAL RV SPACE - 50 amp RV space with full hookups for rent in the highly desirable Phase I of El Rancho Encantado. The 7040 square foot property is located on a cul-de-sac and features an energy-efficient casita (called La Casita Encantada and rented as a B & B), plus an Arctic Spas unheated exercise pool / swim spa (14' x 7') and an ATV / storage garage. All this on a spacious, pet-friendly lot with mature tropical landscaping located on a very quiet street with no thru-traffic.
- THE RV SPACE (El Espacio Encantado) -
* EL ESPACIO ENCANTADO (The Enchanted Space) is a 50 amp rental RV space capable of accommodating Class A, B and C motorhomes up to 40' and fifth wheels and travel trailers up to 36'. A 12' wide hard-surfaced patio runs the length of the RV space, with mature palm trees providing abundant shade, comfortable patio furniture offering a cozy spot to read or entertain guests and plenty of room to set up your BBQ grill. This lovely patio conveniently extends the space in your RV just outside its door, and the exercise / swim spa is just a few steps away. The 50amp pedestal is at the rear of the RV space on the driver's side of a backed-in RV, making utilitity hookups close and convenient.
* THE PARKING AREA BETWEEN THE TWO RV SPACES on the lot is for use by the occupants of the RVs occupying those spaces. As such, it is divided equally along the center line of the lot, running from the middle of the central drive gate to the middle of the double front doors of the casita. With RVs properly sited on the individual RV spaces, there is still room between the two RVs to park two full-size pickup trucks, and a side-by-side 4x4 can be parked inside the front gate at the same time.
* SUMMER SEASON RENTAL of El Espacio Encantado (June 1 - September 30). This is Yuma's quieter, less-crowded season. During this four-month summertime period, El Espacio Encantado is available for short-term rental on a daily ($39 / night, three-night minimum), weekly ($195 / week) or monthly basis ($395 / month), plus electricity.
* SHOULDER SEASON RENTAL of El Espacio Encantado (April 1 - May 31 and October 1 - November 30). This is the best time to be in Yuma, as the weather in southwestern Arizona is generally moderate while winter crowding has either not yet begun (in the autumn), or has already ended (in the spring). The monthly rate during these two two-month periods is $495 / month, or the entire two-month span is available as a block-rental at $950 prepaid.
* PRIME WINTER SEASON RENTAL of El Espacio Encantado (December 1 - March 31) is only available as a four-month seasonal block rental at $695 / month, plus electricity. Reservations for the next winter season are now open and it's first come, first served. The four-month Prime Winter Season block rental is available at a discounted prepaid price of $2600, plus electricity. This represents a savings of $180 from the $2780 total for those who choose to pay month-to-month.
* ELECTRICITY IS INCLUDED only in the daily rental rate for Short-Term (one month or less) renters of the rental RV space who decline the short-term rental discount option (ask for details). For all other renters of the RV space, electricity is charged at $0.19 / kWh and an electricity deposit of $100 is collected at check-in for the Prime Winter Season and Shoulder Season months ($350 deposit during the off-season summer months). This deposit is fully refundable upon payment of the renter's final electricity bill, or a renter may opt to have the final month's bill deducted from the electricity deposit at check-out, with any remaining balance refunded in cash prior to departure.
* OPTIONAL INTERNET ACCESS IS AVAILABLE at $32.50 / month. With WiFi, access to streaming channels is possible. The property owner provides Netflix and Apple+ complementarily; other streaming channels are available at renter's expense.
* RESERVATIONS ARE ACCEPTED FOR THE RENTAL RV SPACE for any season with a non-refundable deposit ($695 to reserve the four-month Prime Winter Season; $495 to reserve during either shoulder season; $395 to reserve during the summer season). The reservation deposit reverts to a damage deposit on the first day of the reservation period and will be returned in full at check-out if the renter has caused no damage to the property during his / her tenancy.
* RESERVATIONS ARE ACCEPTED UP TO FOUR MONTHS in advance of check-in for the Prime Winter Season. For the Prime Winter Season four-month block rental, those who choose to take advantage of the discounted prepaid price must pay the $2600 rental fee for the entire four-month rental period by November 1st, thirty days prior to the December 1st check-in.
* CANCELLATIONS AFTER PAYMENT of the reservation deposit and the four-month block rental fee made more than thirty days before the booked reservation period begins will result in forfeiture of the reservation deposit, though the entire six-month block rental payment will be returned in full. Cancellations within the last thirty days before the booked reservation period is set to begin will result in forfeiture of the reservation deposit as well as a cancellation charge of 25% of the pre-paid four-month block rental payment.
* NO-SHOWS on the first day of the reserved four-month block rental period forfeit their reservation deposit, in addition to a cancellation charge equalling 50% of their pre-paid six-month block rental payment unless plausible, provable extenuating circumstances are provided to the property owner in a timely manner. The property owner may then negotiate a lower cancellation charge with the person holding the reservation, entirely at the property owner's discretion.
* ALL PETS ARE WELCOME AT NO ADDITIONAL CHARGE, though certain dog breeds will only be accepted after meeting them and determining they are neither dangerously aggressive nor excessively noisy. Pets are not allowed in the casita, and all pets confined to an RV must be provided adequate clean water 24 / 7 and functioning air conditioning during hot weather (extended periods over 80°f / 26.67°c). This is a very pet-friendly property, but it's still necessary to have certain, common sense conditions understood clearly in advance.
* EL ESPACIO ENCANTADO IS ALSO AVAILABLE AS A SECURE STORAGE SPACE FOR YOUR RV, as either the property owner or his property manager is on site 24 / 7. The normal monthly rate is discounted for occupancies greater than three months, but the space must be vacated by November 30th if the space is reserved for the Prime Winter Season beginning December 1st. Those taking advantage of the space to store their RV at any time between April 1st and November 30th can leave their RV in the space after November 30th if there is no standing reservation for the Prime Winter Season, but the storage rate will revert to the usual $695 / month during the period from December 1st through March 31st.
- THE CASITA (La Casita Encantada B&B) -
* LA CASITA ENCANTADA (The Enchanted Little House) is occasionally offered as a B&B. It is available for short-term rentals only (two week maximum) and has a full, modern kitchen, 3/4 bathroom, Bosch washer and dryer, high-speed WiFi, 48" LG TV streaming Netflix and Apple+ at no additional charge, softened water, RO-purified drinking and cooking water, Casabrews espresso machine as well as a regular Keurig coffee maker, queen-sized Murphy bed, energy-efficient mini-split air conditioning / heating, 9' x 20' south-facing covered porch with four-place outdoor dining set, hard-surfaced patio space for BBQing and entertaining - and even an outdoor shower near the swim spa. To clarify, I should probably call it a B and (something else, maybe AP) because there is no breakfast included, but there is Abundant Privacy.
* LA CASITA ENCANTADA may be reserved for a minimum three-night rental and a maximum of two weeks. The all-inclusive rate for the casita is $89 / night and a one- or two-day advance notice prior to arrival is appreciated. Reservations can be made up to four months in advance of check-in with a $267 non-refundable deposit. The deposit is applied in full to the rental at check-in on the first day of the reservation, at which point the balance for the entire stay, if any, is due.
* PLEASE NOTE: La Casita Encantada B&B is limited to occupancy by two adults. Check in time is 1pm; check out time is 10am. Prior arrangement with the resident manager for early check in or late check out may be arranged in advance. The swim spa is primarily for exercise and is unheated.
* RENTAL OF CASITA AND RV SPACE TOGETHER is possible for special situations. Please ask for details.
* THOSE WHO CHOOSE to leave before their prepaid rental period ends forfeit the balance of their rental period and receive no refund for the unused days. Vacating the rental RV space or the casita temporarily for a period of time to travel elsewhere, then returning to the casita or the RV space to resume occupancy is certainly permitted if the resident manager or property owner is advised of such plans in advance. Smoking is not permitted in the casita and drinking alcohol is not permitted in the swim spa.

I no longer use craigslist email relay, as my response to a couple of recent inquiries did not get relayed to the person who used craigslist email to send their inquiry. The resident manager and his small dog are onsite 24 / 7 and occupy the east side RV space in a Teton fifth wheel from ~mid-spring through ~mid-September. The property owner occupies the same fifth wheel from about October 1 through April 30 each year, along with a small Xoloitzcuintli (show-low-eets-KEENT-lee) dog. Two parrots (Henry and Paco) reside in the casita, but can be easily and quickly moved to the fifth wheel before B&B renters arrive.
* WARNING: Once you experience "camping" on a private lot with all these amenities, you'll never be satisfied staying in a typical crowded RV park again! 😎
